Weekly levies cover the cost of home insurance, village
management salaries, grounds staff, lawn cutting, staffing

centre, pool, greens, gardens and equipment maintenance.

What are the costs of purchase? |

There is no stamp duty payable with a “ whole of
Life Residency Agreement “ however you will be required
to pay documentation costs and weekly levies, one quarter

What do we get back when the
home is re-sold? |
|

As the low weekly levy can only cover the day to
day running costs of the village, it is necessary to
reserve additional sinking funds for the more significant
longer term wear and tear expenses of resident’s
homes, facilities, and estate environs.
These deductions are referred to as refurbishment &
facility fees.
These fees are only applied upon resale of the resident’s
home. As Belswan Lifestyle Villages are capital growth
villages (where property values are determined by market
force and comparative sales of the day) by instruction
or demise, the resident’s home would be appraised
for the value of the day and re-sold. This calculus
would then be applied to current value of the day to
determine the fees payable.
There would also be a cost of sales, and to assist
you in understanding these calculations and net refunds
to residents, please refer to the example shown in the
section entitled "Asset
Growth Estate Values" on the page entitled
"All You Need
to Know". |

Can my grand children stay with
me? |

Yes, and any visitor/s for a period not exceeding
10 weeks at any one time. |

Are we permitted to keep a pet
here? |

Yes, small pets are permitted so long as they remain
on leash in the estate's grounds and do not cause any
loss of amenity to neighbouring residents in the estate.
Doggy bags have been provided on walking tracks, and
it will be the owner's responsibility to clean up after
their pet on all parkland or common areas. |

Have you got somewhere for our
caravan? |

Yes (subject to availability), secure bay storage
areas have been provided at either end of the village
and these have been included as an amenity of the village
without additional charge. |

Yes you can, this is your home, however please understand
that standards of trade skills vary and we may need
to professionally reinstate walls and the like as and
when the home needs to be re-sold. |

in the front gardens? |

Yes you can, in so far as those plantings do not
interfere with estate services, safety, or your neighbour’s
general amenity. When proceeding to purchase, please

to 6.31. |
