Asset Growth Estate Values

Yes. At Belswan Lifestyle Villages, on resale, property values are determined by the price of the day. As with all property, these values are based on the most recent sales of comparable property.

This process is, of course, known to most of us as capital growth. This factor benefits the resident at Belswan, and to better explain what happens, a "model" table has been prepared showing an ingoing of $180,000 and a capital growth factor of 5%. Simply read from left to right in any year and you will have your result.

Home Pricing Guide

Belswan’s independent homes are well known for their more generous sizes. The house areas shown on the price list are living areas only. To this figure, would be added the garage - store and outside under cover areas. The range is wide with 12 different homes presented at Mandurah. A home size and price for everyone!

All Belswan homes include floor coverings, external paving front and rear, drying lines, and landscaped front gardens. A standard specification of inclusions is available under "information packs".

For those homes in early stages of construction, residents will be able to select from four different combinations of interior décor colours offered or upgrade their homes at extra cost using a variation order. These upgrades are also available in the "information packs".

Financial "Ins & Outs"

When purchasing at a Belswan village, a $1000 preliminary deposit secures the home and price of your choice whilst you sell your existing home. A period of three months to sell and a month to settle is allowed within this provision. After the sale of an existing property, a deposit balance of $4000 deposit will become payable. Should you not be able to sell your home within this time, then the preliminary deposit will be refunded and the village home forfeited.

Weekly Levies

At Belswan, frugal attention is given to the setting of these fees. Widely regarded as amongst the lowest available, please refer to the FAQ’s for current levies. These levies cover the many expenses of running and maintaining the village facilities and precincts. Emergency systems are monitored by Belswan people 24 hours a day, lawns need cutting, equipment repaired, and village employees paid.

These levies cover building insurance (not contents) but exclude municipal and water rates. Residents will be responsible for these payments as outlined in the FAQ’s.

Assisted Access Scheme

Belswan has created an assistance package for those who simply "come up short" with all of the expenses between buying and selling.

As an added service, when the value of an existing property is known, the Sales people at Belswan provide clients with a complete summary of all costs they will confront in the selling and purchasing process.

Whilst limited to the Canning series homes, when future residents require a loan assistance, three levels are available and will reduce the ingoing by (a) $10,000 (b) $17,000 or (c) $24,000. The amount would be determined by the amount needed by the cost summary. Bank interest at the rate of the day will accrue to these loans and will be charged, and become payable upon resale of the home. (refer to current scales).

There would be no obligation to repay the loan during the currency of a resident’s lifetime and would only become repayable when the subject home is resold. To evaluate the effect of such a loan, another pre-calculated model based on a home valued at $180,000 follows.

Pets, Caravans & Visitors

Caravans - There are a limited number of van spaces available in the Mandurah village and residents requiring this option, should always check availability when paying their purchase deposit. There is no additional charge for this facility.

Pets – Small pets are welcomed at Belswan – please refer to FAQ’s for resident’s responsibilities.

Visitors - Yes, all visitors are welcomed at Belswan for a period not exceeding 10 weeks at any one time.
